Companies in the property sector in the country rely on residential segment
Residential property is shown as a segment with the greatest potential for development in Bulgaria in 2010 - over half (51.7 percent) of companies involved in the survey consultancy company GVA Sollers Solutions, indicate it as such. The consultants explained that the specifics of the housing and mortgage recovery.
Increased interest in the remaining commercial properties (17.2% of companies expect potential in this segment) and industrial areas (16.8 percent). The offices collect 9.5 percent of the vote, a holiday property pledged only 4.8 percent.
The poll, conducted earlier this year, 192 participated investment and construction companies operating in the country. Over 34% of companies active in the market by between 5 and 10 years and nearly 22 percent - over 10 years.
Expectations on the movement of property prices this year the largest proportion of companies - a total of 43.5 percent expect prices to stabilize in 2010 Nearly 29 percent predict a slight decrease, while 19.4 percent - a slight increase. 6.7% expect prices tumbled to mark and provide a strong 1.5 percent increase.
Overall, 46.7 percent of investors in the construction sector expected improvement of economic situation in the country.
Over 42 percent of those surveyed companies plan investment properties in the next 5 years. Within 2-3 years property investment provide 30.7 percent of the companies, while 14.4 percent expect to do so this year. 12.5% indicated that they planned real estate investments.
To finance its future projects in the field of real estate 41.3 percent of companies rely on attracting investors, 39.2 percent - of partial bank financing and 7.6 percent - of total bank financing. Only 8.1 percent rely on own funds and only 3.8% of pre-selling "green".
Most in need of technical assistance to companies experiencing stage conversion - 46.7%, nearly 30% are in need of technical assistance phase study, 27.2 percent - in the conceptual study, 22 percent - for the marketing. Options here are more than one.
