Sofia New Luxuriously Complex Dragalevci Sofia Vitosha Ski apartments


Excellent new luxuriously complex located in the heart of Dragalevtsi. It consists of two separate 4-storey buildings with 12 and 14 apartments respectively. Each building has an underground parking space with 13 and 14 parking lots respectively. Security cameras, controlled entry and an elevator for the upper levels provided. The residential area contains a gym, a swimming pool, stores and a pastry shop. The apartments have a wonderful panoramic view of Sofia or Vitosha Mountain. The building plot has rich greenery and very good transport infrastructure connections. The place is 5 minutes away from the National Palace of Culture (NDK) by car. The buildings are luxuriously finished and contemporary durable materials have been used. Gas heating has been planned. The have a separate entrance and face on the street.

1. Facades
The facade walls are built of 25 sm thick ceramic bricks, insolated with EPS heat insulation which is 5 sm thick, over which a silicate coat is applied as according to the Baumit system. The walls of the lower levels of the building are rock paneled. 

2. Interiopr walls
The interior walls which neighbour the apartments next door are built of 25 sm ceramic bricks and the ones that separate the apartments into rooms are 12,5 sm thick. 

3. Floors
The floors of all stores, office spaces and residential spaces are handed over in leveling coat stage, so that each customer can choose a flooring of the taste, be it parquet, ceramic tiles, carpet or else. 

4. Exterior walls and windows
Each apartment has an armoured front door installed. The window frames of the commercial areas are aluminum, with a broken thermal connection and a 22 mm thick double glass. The windows of the residential spaces and studios have 24 mm PVC double glass profiles. 

5. Finishing works
The walls and the ceilings are handed over in plaster ground coat stage which allows the customer to choose the final coat material according to the taste. 

6. Electrical wiring
Wall plugs and lamp keys available, no lamps will be provided. Telephone, cable TV, door bell and intercom wiring provided. 

7. Water supply and plumbing
The water supply system is made of polypropylene pipes with hot and cold water terminals available. The plumbing consists of PVC pipes with 50 mm and 110 mm diameter. Choice is given to the customer for the sanitary faience and ceramics. 

8. Heating and ventilation
The building has gas heating available and the heating system is connected to the city gas supply system. The heating is waterpump type. Each apartment is equipped with a gas-boiler. Aluminum heaters have been installed in the apartments. Chimneys will be provided for the kitchens. 

9. Common spaces
The common spaces are entirely completed. The walls and ceilings are painted with latex, the floors are covered with stone tiles. Railings of stainless steel and glass have been mounted on the staircases. 

10.Construction
The construction consists of reinforced concrete – columns, beams, discs. The roof represents a tilted slate made of reinforced concrete with all necessary heat, water and steam insulations present and is covered with bituminous roof tiles. 

11. Elevators
The elevators will be luxurious with automatically operated doors, reaching all levels, including the underground parking area.

10% - coarse construction – 22.12.2007

50% - signing the Preliminary Contract
20% - Hill +14,81 – 15.05.2007
20% - inner joinery – 15.07.2007
